50% of the Total Rental Fee is required to confirm your reservation, and the balance is due 60 days before arrival. The Owners and/or Property Manager reserve the right to terminate this Rental Policy and Confirmation and rent Drake’s View to other parties in the event that any payments are not made by the due date.


A $500 Damage Deposit is required to confirm your reservation. This shall be fully refundable within twenty-one (21) days of the end of the Rental Period provided:

  • (a) property is not missing from Drake’s View;
  • (b) the contents and property are not damaged beyond normal wear and tear;
  • (c) keys are left upon check-out;
  • (d) no charges have been incurred for services, including but not limited to long distance telephone charges, during the Rental Period; and
  • (e) there has not been a violation of the smoking or pet policies.
  • (f) there is not excessive sand in the pool or the hot tub

Please call collect or use a calling card or credit card if you need to make long distance calls. Occasionally the telephone, DSL or Cable TV service fails. The Owners and/or Property Managers have no control over the time it takes to repair the service.


All cancellations will incur a 20% handling fee, which shall be due no later than thirty (30) days after the date of cancellation. No refund is given for cancellations made within sixty (60) days of your arrival date unless a replacement rental is obtained. Because of this policy, we urge you to obtain travelers cancellation insurance to prevent loss from sickness, hurricane, airline failure or other unforeseen circumstances.


The Storm Policy is applicable only to reservations booked during the months of August, September and October. No guests may stay at Drake’s View during a hurricane. If the eminent threat of a hurricane causes you to cancel your trip and you have one week (seven days) or more remaining of booked time at Drake’s View, you will receive full credit for the unused portion of the Total Rental Fee towards another available off season rental. The aforementioned credit must be booked and used within one year. If you have less than one week (less than seven days) remaining, you will receive a full, prorated refund of the unused portion of your Total Rental Fee.


No smoking is permitted in the villa or any structure on the property. A special cleaning fee will be deducted from the Damage Deposit should this policy be violated.


Pets are not permitted in the villa or any structure on the property. In addition, pets are not allowed in the pool or hot tub. A special cleaning fee will be deducted from the Damage Deposit should this policy be violated.


Illegal drugs, illegal activity and hazardous substances are not permitted on Drake’s View property. The Property Manager and Owners reserve the right to terminate a Rental Period immediately, without a refund, for violation of this policy.


The number of Guests is limited to the number indicated on this Rental Policy and Confirmation, but in any event, shall not exceed a total of eight (8) people, including children. Should a group be in violation and/or exceed the maximum number of Guests, the group will be asked to pay $100 per additional Guest per night immediately or the group will be evicted without a refund.


Gates and doors leading to and from the pool/hot tub area shall remain closed at all times. Children under the age of sixteen (16) shall not be left in the pool/hot tub area unattended. No running in the pool/hot tub area, and there shall be no jumping or diving into the pool or hot tub. No glass containers are permitted in the pool/hot-tub area.


Drake’s View is a privately owned home. By signing a Rental Policy & Confirmation as Responsible Party/Parties, you agree to the terms set forth in a Rental Policy & Confirmation. In addition, you agree that you are expressly assuming the risk of any harm to person or property arising from the Guests’ use of the premises or use of the premises by others whom the Guests invite on the premises. The Owners and/or Property Manager are not responsible in the unlikely event of an accident, illness, or injury that occurs while on the premises. In addition, the Owners and Property Manager are not responsible for the loss of or damage to valuables and/or personal belongings of any Guest(s) or others invited to use the premises during the Rental Period.
